Contemporary Living Redefined.
This project involved the renovation and adaptive reuse of a residential property in Lima, transforming it into a contemporary student residence. The design strategy focused on reconfiguring the existing structure to accommodate 8–10 bedrooms alongside shared living areas, a communal kitchen, and landscaped outdoor spaces, creating a cohesive and functional living environment.
Residential architecture in Lima reflects a broad spectrum of conditions, ranging from homes preserved in their original state to those undergoing extensive transformation. After more than two decades of occupancy, the owners sought to reposition the property for a new purpose by converting it into student housing.
The existing structure presented several challenges, including limited natural light, deteriorated façade conditions, structural deficiencies, and outdated finishes. The intervention aimed to restore spatial quality through improved daylight penetration, material renewal, and the introduction of flexible communal spaces tailored to contemporary student living.
The project balances preservation and transformation, reimagining the residence as a modern, efficient, and socially connected environment while extending the life of the existing architecture.
